Building & Pest Inspections

A pre-purchase inspection is a thorough assessment of a property’s condition carried out before you commit to buying. It identifies structural defects, safety hazards, maintenance issues, and evidence of timber pests such as termites — giving you a clear picture of what you’re buying before you sign contracts.

Our building inspections cover the interior and exterior of the property including the roof void, subfloor (where accessible), walls, ceilings, floors, windows, doors, decks, steps, fencing, and drainage. The report details major defects, minor defects, safety hazards, and maintenance items, with photos and descriptions throughout.

Pool Safety Inspections

A pool safety inspection checks that your pool and its surroundings comply with Queensland pool safety laws and Australian Standards. This includes the condition and compliance of fencing, gates, barriers, safety signage, and CPR instructions.

A valid pool safety certificate is required when selling or leasing a property with a pool in Queensland. Certificates must be obtained before settlement or the start of a tenancy. It’s also good practice to get an inspection if you’re buying a property with a pool, regardless of whether a certificate is already in place.

If the pool doesn’t meet the required standards, we’ll provide a detailed report of what needs to be rectified. Once the issues are addressed, a re-inspection can be arranged to issue the certificate.

In Queensland, a pool safety certificate is valid for 2 years for non-shared pools (private residential pools) and 1 year for shared pools (such as those in units or holiday rentals).

Asbestos Inspections

An asbestos inspection is a professional assessment of a property to identify the presence and condition of asbestos-containing materials. It is essential before undertaking any renovation or maintenance work on older properties.

It’s estimated that 1 in 3 Australian homes contain asbestos. Homes built before 1985 are highly likely to contain it. Homes built between 1985 and 1990 may contain it. Homes built after 1990 are unlikely to contain asbestos, but it’s always worth checking if you’re unsure.

Asbestos is only dangerous when fibres become airborne — typically when materials are disturbed, damaged, or deteriorating. Undisturbed asbestos in good condition is generally not an immediate risk, but it must be professionally assessed and managed. Never attempt to remove or disturb suspected asbestos yourself.

New Construction Stage Inspections

A stage inspection is an independent assessment of your new build at key milestones during the construction process — such as slab, frame, lock-up, and final handover. It ensures the work completed at each stage meets required standards before the next stage begins.

Council inspections check for minimum code compliance. An independent stage inspection is done on your behalf and looks more broadly at workmanship quality, completeness of work, and potential issues that may not be caught by a statutory inspection alone. Having your own inspector means someone is genuinely in your corner.

Dilapidation Reports

A dilapidation report is a detailed photographic and written record of the existing condition of a property — including structures, surfaces, driveways, retaining walls, and fencing — before construction or excavation work begins nearby. It provides an agreed baseline that can be referenced if any damage is later claimed.

Dilapidation reports are commonly required by councils or developers before construction begins on adjacent sites. They are also used by property owners who want to protect themselves from claims of damage caused by nearby works, and by builders to document pre-existing conditions before starting a project.

Our reports cover the full condition of the property including internal and external walls, ceilings, floors, pathways, driveways, fences, retaining walls, and any other relevant structures. Everything is documented with photos and detailed descriptions.
